In the last five years I’ve bought a 400 point BLT contract and a 310 point OKW contract. It’s still not enough points for my family and I’m looking for at least another 400. I see that Vero has really cheap contracts. I get that the maintenance fees are high but wouldn’t it take decades for those costs to balance out? Meaning the upfront money versus the maintenance fees? I don’t buy into “buy where you want to stay”. I’ve been everywhere with my cheap OKW points. Except I’ve never stayed at OKW. What are your thoughts?
TIA, Brad

There is always the possibility of having to pay a one time assessment if the resort suffers major hurricane damage.

I hear what you are saying we have discussed the exact same issue....I think we have enough points but DH but wants more. I think to really figure out if it the best financial decision do some calculations with the maintenance fees over time and the cost and see.....but knowing those can go higher.

What are your thoughts? TIA, Brad When we first joined DVC in '08 we chose the 'deal' being offered at the time by DVC. For the first 3 years we stayed wherever we wanted, when we wanted, with the one place we didn't stay being were we joined. Our only focus was villa point cost. Then '12 we couldn't get into the Beach Club in October - our preferred destination 90% of the time back then. Ditto '13 so we finally picked up a contract for BC so we could stay where we wanted, when we wanted. Using points to stay wherever works well with a lot of flexibility but by '13 we were finding us locked out at 7 months. LOL - we're 'ok' with most of DVC resorts but our least favorites are OKW, Vero, and BW.

How dare you! OKW was nice. We had a room near HH. I didn't like the steps to the third floor, especially with luggage and cases of water. The pool/rec area is great. I don't think I would have liked it if we had a room far away from the pool/rec area. Internal buses no bueno. BW and Vero are my happy places.

We've had maintenance issues at OKW, BW and Vero so DH doesn't want to try any longer. I've always wanted to try an OKW villa larger than a studio because I really dislike the kitchen, closet, bathroom situation of the studios = too small cause inevitably someone is at the kitchen when another is in the closet or bathroom. DH always wants to be closer to the Springs because that's basically where we go when staying in that WDW area.

I think OKW is a great staycation resort. You're in WDW but isolated from the parks, if that's what you want. For us, BW is the best of both worlds. I'm happy hanging at the pool and dining/drinking there, but I also love the Epcot/DHS proximity.

Getting off topic from OP, but since you asked... Oh man, the day I put wife and I in a one-bedroom at OKW instead of the usual studio (points to use up) I got a completely different view on vacationing. Downside: I need another contract

My motto is buy where you wouldn't mind staying. Not necessarily always buy where you want to stay most, but it should be a place you enjoy. Exceptions are if you know you pretty much always want to stay in a resort that's harder to book.
If you want a WDW stay, pick a WDW resort. Now I love OKW and own there, but I'd consider SSR first. Lower maintenance fees and decently well priced contracts. I'd never buy Vero unless I wanted off site accommodations. JMO

There is always the possibility of having to pay a one time assessment if the resort suffers major hurricane damage. Laura This would be a major concern of mine. That and a huge surge in yearly maintenance fees if reserves bottom out following a hurricane.

Stay away from Vero Beach.
Math 101: OKW MF - $9.87 VB MF - $13.86 A $3.99 difference per point.
For a 400 point contract, that is $1600 difference per year in MF paid.
Looking at average OKW and VB resale prices, for a large contract of 400 points, you are looking at around a $35 per point difference. That is a $14,000 dollar purchase price difference and it would take 9 years to break even, if MF differences stayed constant. But....As I always say, buy where you want to stay. This is especially true for buying an off-property DVC to stay at WDW. I feel that the MF at VB is only going to get worse and worse because of insurance, age of the resort and threat of hurricanes.

SSR is less per point in maintenance over OKW ($8.14) and points price is around the same amount. Contracts go to 2054.
If it were me and looking for cheaper points, I would do this. Vero Beach is cheap for a reason. I would stay clear of that.

Being mildly curious myself for more points, I went to "dvcforless" just now, that is the site we were talking about a few months back, that is more of a search engine through all brokers, rather than just looking at one broker. I chose "all resorts" and then sorted by price/point. My eyes bugged out of my head when I saw you can get Vero at $40. You can get Hilton Head for almost as cheap. Scrolling down, OKW starts to pop in there at around $70 give or take, then you might see some SSR after a bit and then Boulder. I saw an Aulani in there at a somewhat low price, too.
