If your resale contracts were bought before Jan 19, 2019 then you are grandfathered and have no restrictions. Oh, cool. So even this restriction is grandfathered. Since this property went live later, I thought that they could have restricted this aspect. Speculation, but does this likely mean that a new property with restrictions like Riviera would also allowed grandfathered folks to book?

I had no issues using my other points for Riviera Std view the week before easter. I think it will be easier to book at Riviera than PVB Tower in the future if you are interested in staying there. I personally would try to stay in both and see how you feel. This is true mostly because of the ungodly phase 1 imbalance of room types and points. I fell that the 7 month window for the Poly Tower will be difficult, unless you want a Studio.
Trying out a resort is really good advice. I was not going to buy Riviera when it opened because I thought it was pricey and a point hog. Then we we stayed twice and realized that we needed to own at the resort. We currently have 3 contracts and 470 points at Riviera.
We did give Poly a try, but studios just is not our thing. Now, the Tower does change my opinion a little.....but probably not enough to buy at the resort. Why, because we primarily stay in 1-bedrooms. Memorial Day weekend would cost 126 pts for 3-days. SSR is 88 pts for the same weekend. At this point, I rather buy the SSR points and gamble at the 7-month window that I can get a 1-bedroom. I looked at VGF is 130 pts for the same weekend.
I think it will be very difficult to book outside of some studios maybe. Even those I am wondering what will happen. We still have a huge population of those who bought PVB direct with super low contracts (and not as an add on) who actually stay anywhere but at PVB. We don't see it here as much but I see it in my more "average" groups. They had dropped buy in so low and with how many points per night PVB costs even in a studio, people cannot afford to stay there and go for SSR or OKW whenever they can. That also really never helped the issue at PVB and while they did add 360 studios which they needed, they didn't add where they needed them most. VGF2 didn't help as much as it could have either. Interestingly I see more people wanting the tower studios than I would have expected. I still plan to use a longhouse studio now and then if it is just two of us and saving on points for a quicker trip. I would imagine there will be a larger population that still wants the 5 in a studio and 2 showers. That's not us, but it'll be interesting to see. If Touring Plans is correct the hardest to book room will be a preferred view at the new tower. We'll have to see what will happen with room types though, but they have standard views up to 6th floor on the monorail side. I call that a massive win if true. But it will be interesting to watch. We will definitely be 1 and 2 bedroom dwellers. Even our spring break with my kid and I got bumped to a 1 bedroom. Riviera is a lovely resort, if it weren't for the sklyiner for me. Rooms are less points as well than PVB but both are pretty big point hogs. I really am glad we stayed there and while it is my personal last choice now, it's not awful at all. That's why I think everyone needs to stay everywhere once if they can. Sometimes you get surprised. If I didn't have such issues with heights, anxiety, and feeling cold, I'd love it way more than I do. I didn't know for sure until I tried though. And yeah, ignoring the cabins, but I don't see how I can make those work well for us as they are. My OKW is my original purchase. It was resale. I used all my points there to stay at Riviera. My 2022 CCV and 2024 PVB resale points cannot be used there. They can only be used at the 14 original resorts, but that's just a smaller portion of my ownership and really my PVB were bought for PVB and CCV were bought for CCV. For a while I used PVB everywhere (all my direct purchases) but with the tower, I don't plan to use them many other places. Anyway 2 of my 7 contracts are restricted resale. I have 1 2004 purchase resale which is 100% grandfathered in and then 3 direct contracts with no restrictions as well. Cabins are also not available for a stay with my 2 restricted resales. Nor will the next resort - assuming the name Reflections. Any resort built after 2019 is off limits for these restricted resale contracts I have. Once all of those 14 resorts stop to exist, you may have less resorts you can stay in since all will be new. Anyone who buys CFW resale can only stay CFW (none yet though). Anyone who buys RR resale can only stay RR. Reflections seems like it is back. Any grandfathered before 2019 resale can use points to stay there. Or it has to be direct.

There is just something nostalgic about the Polynesian. It is wildly popular and I feel always will be. We love the theming, and that’s what we are all about with DVC.
I also feel Poly will hold its resale value more. Plus you can stay at all of the other DVC resorts except, Riviera, VDH, CFW, when purchased resale. Which in this case, I feel would be better than direct.

Since you said Direct .. Riviera has better deals for direct right now. Like you we have VGF, CCV ( and OKW) so Riviera gives you the boardwalk area but you have BCV... and 2 for MK so either one Poly more of a point hog though....

DVC Resale Market is owned by a gentleman and his wife . Almost all of the sales reps were former DVC Guides… Nick Cotton has often been interviewed online by the podcast . And they sponsored many sites. This site also has an educational blog that keeps updated with DVC Member News. There is an online “ tour” of their newly designed sales office . Very nice I wish they would schedule an Open House Holiday Invite online That would be fun. The office is very nice. I purchased a smallBLT contract from them and sold Wilderness / Boulder Ridge using them . And might be using them again. As far as choosing RR or Poly Island Tower…I have always loved the Poly but I also love the Riviera Impossible to choose .

I finally found a resale Riviera with an October UY.....it only took about 4 months. My offer was declined because they received a higher competing offer. The listed price was $115 for a loaded contract. So if you are looking at resale for Riviera or Poly, you are looking at around a $50-$60 pp difference.
